Tesco Express, Nacton Road, Ipswich

Provision of a retail unit on the site of the former Racecourse PH. The layout addresses the corner location at the junction of Nacton Road and Benacre Road, ensuring that the continuity of the built environment is maintained along Nacton Road. The concept was to provide a Victorian scaled and styled frontage element that is reflective of the scale of the surrounding buildings incorporating a first floor window arrangement based on the 2 storey mixture of Nacton Road. The footprint of this element provides a roof scale and pitch that is traditional in form.

To incorporate the remainder of the retail area, the rear part of the building is based on a traditional single storey warehouse form that has a roof arrangement to match. The detailing utilising timber windows and joinery is more ornate on the frontage building and simple on the remainder, again reflecting the traditional approach.
